Budget and schedule

What a project costs, and how long it takes.

There is no honest square-foot number for a building nobody has designed yet. What we can promise is when you get a number: a rough order of magnitude at the first meeting, and a real budget and schedule before construction starts.

What sets your budget

Scope, site conditions, utility capacity, material lead times, and how much of the work has to happen around a live operation. We price the job as the design develops, so the number moves with real decisions instead of arriving as a surprise at bid time.

What sets your schedule

Entitlements, permitting and long-lead equipment usually drive the calendar more than field work does. We sequence all three in preconstruction and flag the risks while there is still time to plan around them.

What we commit to, and when

A rough order of magnitude at the first meeting. A real budget and schedule at the end of preconstruction, before construction starts. Then weekly cost and progress reporting, and change decisions handled quickly and in writing.
