Industrial Design-Build

Built for performance, efficiency, and long-term reliability.

QDBI is a design-build industrial contractor in St. Charles, Illinois, building manufacturing, warehouse and logistics facilities across the Fox Valley and greater Chicagoland.

Function first

Industrial spaces are working environments. Downtime matters. Workflow matters. Future flexibility matters.

Industrial projects demand precision, durability, and a deep understanding of how a facility operates day to day. At Quinn Design-Build, we approach industrial construction with a focus on function first, without losing sight of quality, safety, or longevity.

Many of our industrial projects require detailed phasing, safety planning, and coordination to minimize disruption to ongoing operations. Our role is to deliver facilities that support productivity while minimizing disruption during construction.

Our industrial services include:

Manufacturing and production facilities
Schedule planning and milestone alignment
Warehouses and distribution centers
Specialized industrial environments

From planning through execution, we focus on clear coordination, realistic scheduling, and solutions that perform well beyond project completion.

Working around production

Most of our industrial work happens in buildings that cannot stop.

An expansion is rarely the hard part. The hard part is doing it while product still ships, forklifts still run, and a shutdown window is measured in hours. That planning happens long before mobilization.

Phasing and shutdown windows

We sequence work around your production calendar and plan tie-ins for the windows you can actually give us: nights, weekends, or a scheduled down week.

Equipment foundations and heavy slabs

Pits, pads, and reinforced slabs coordinated with your equipment vendors and their anchor drawings, so the machine fits the day it lands.

Utilities and infrastructure

Power, compressed air, process piping, and dust collection routed with your maintenance team, not around them.

Early engineering and entitlements

Feasibility, zoning, stormwater, and constructability reviewed before the design locks. The quiet work that keeps a schedule honest.

Common questions

Industrial construction, answered.

One team owns the plan and the build. QDBI brings the architect and engineers under a single coordinated team, prices the work as the drawings develop, carries zoning, permitting and utility coordination, then leads construction in the field. Budget, schedule and constructibility get settled before the first trade shows up.

Yes. Most of our industrial work happens inside live operations. We phase around production, protect access and utilities, plan tie-ins and shutdowns with your team, and manage site conditions so your people keep working safely through the build.

Cost depends on the building, the site, and how much of the work has to happen around a live operation. You get a rough order of magnitude at the first meeting, a real budget during preconstruction — while the design can still respond to it — and no move to construction until the number is one you can plan around. We price plant expansions, additions and warehouse work as the drawings develop rather than handing you a bid at the end.

Entitlements, permitting and long-lead materials usually drive the calendar more than field work does. We sequence all three during preconstruction, flag the lead-time risks while there is still room to plan around them, and set a schedule before construction starts — then report progress against it weekly.

Plant expansions and additions, new warehouse and distribution buildings, equipment foundations and pits, dock and door work, tenant improvements, and renovations inside existing manufacturing space across the Fox Valley and greater Chicagoland.
