# Quinn Design-Build Inc. (QDBI) > Quinn Design-Build Inc. is an owner-involved design-build construction firm in St. Charles, Illinois, delivering industrial, commercial, hospitality, retail, healthcare and church projects across the Fox Valley and greater Chicagoland. QDBI was formed in 2024 when Ryan Quinn (President) and Nancy Quinn (Vice President) acquired Schramm Construction, a Fox Valley general contractor with more than 30 years of local work, and rebuilt it around a design-build delivery model. Owners work directly with the decision-makers: one team leads budgeting, design coordination, permitting, phasing and construction, and stays reachable after turnover. The firm stays deliberately small and selective, and is strongest on projects that benefit from early planning and on work inside live, operating facilities.
